House #72 – Before and After

September is almost over and I have not done a very good job of posting.

Here is a house we sold not to long ago.  We really didn’t do too much on the inside but on the outside we converted the carport to a garage.  The City liked us for doing this.




Everything else is moving along nice and steady.

If anyone has some recommendations for topics for me to post let me know.

    If this one were a rental you would not have bothered converting the garage, correct? I probably get another $50 per month maybe with a garage, but not sure if it already had a carport.

    You are gathering quite a portfolio of rentals now. Do you use a property manager or self manage?

    BTW, loved the post on Property classes a few months back. Going through that same question myself now.

  2. Great job. I never know what to do with those ugly carports that take up the front of a house. What you did here looks great.

    Chuck, good question. If this house was a rental we probably would NOT have converted the carport to a garage. It really doesn’t pay.

    I self manage all my properties now. I think it is starting to infringe on my time to buy more properties and find money so we are looking to hire an in-house assistant that hopefully will handle 75-80% of the property management.

    The biggest challenge is we buy 2-3 new rentals a month so I am always having to lease up new properties even if I don’t lose any existing tenants. That is a great problem to have.

    Nice job, Steve. Where is the front entrance now? Seems like the old one now is covered by the garage. Is it on the left side?

    The front-entrance is still in the same spot. I uploaded a layout to the post so you can see it. This house is kind of an ugly monster.

    Hey Steve, this looks great! What’s the approximately cost for converting carport to garage? Carports are fairly common in two of the neighborhoods we buy our rentals in….but they are always on the side of the house rather than in the front like this…I’ve actually never seen that before.

    I was wondering at what point you’d find managing your properties to no longer be worth the time it takes…sounds like you’re starting to hit that point now, but you’ve been managing quite a few!! I like the fact that you’re hiring someone in-house and still keeping things close vs. completely outsourcing. I don’t see that happen often, but it’s certainly a great way to know exactly what’s happening to your properties :-)
